What is a Tailored Tenant?
Tailored Tenants are responsible to maintain the home in show condition to foster more interest and a quicker sale, cooperate with agents for showings and open houses, and move when the home is sold. 

Why apply to be a Tailored Tenant
In return for their cooperation Tailored Tenants receive a deeply discounted rent, allowing them to stay in estate homes at studio prices.

Who would be a good Tailored Tenant?
It's not a perfect fit for everyone, but there are several situations that make temporary tenancy work: 

  • People who are waiting for their home to be built.
  • People who need to sell their home in another city before they buy one here.
  • People who are new to San Diego and want to explore different neighborhoods before they buy.
  • People who don't mind moving in exchange for fantastic savings on their rent, allowing them to save a down payment for a home of their own.

What are the requirements to become a Tailored Tenant?
The most important requirement for all Tailored Tenants is that they be personable and easy to work with.  In addition, Tailored Tenants must:

  • Have their own high-quality furnishings and decor
  • Keep the home in "model home" condition at all times
  • Cooperate with and be flexible for showings and open houses
  • Be ready to move when the house sells
  • Carry renters insurance
  • Maintain the home and report any maintenance issues
  • Pay utilities
  • No pets
  • No smoking

How do I become a Tailored Tenant?
First, all interested parties must submit an application online.  There is no application fee.  On the application where it says "Property/Address Applying For" type in "Tailored Tenant".  The application asks for account/payment information but you can type any 9 digit number.  In any event your account will not be charged.  All Tailored Tenants are thoroughly screened including a background check, reference checks and personal interviews. 

Once the application is submitted, a personal interview is scheduled at your current home.  After you are approved as a Tailored Tenant you are fitted to a home based on your furnishings and decor to ensure a perfectly tailored fit.
